Every number is calculated live from the 511 properties Realnonn handles, at the moment you open this page. Nothing is typed in by hand.
1. Where the data comes from
From the 511 listings Realnonn handles directly (453 for sale · 58 for rent). We don't buy datasets from anyone, and we don't pull listings from other property portals.
The upside is that we know where every listing came from and can trace it back. The downside is a narrower scope than the big portals, a limit we spell out in section 4.
2. Median, not average
When we say the "median price" of an area, we mean the value in the middle when all prices are sorted, not the average, because a single expensive property can pull an average far above reality.
An example from the current data: Катху has 77 for-sale listings with a stated price:
| Method | Result | What it tells you |
|---|---|---|
| Median (what we use) | ฿2.79M | Half the properties in the area cost less than this, half cost more |
| Average | ฿4.39M | Pulled up by expensive properties in the area (highest ฿33.8M) |
If we headlined with the average, readers would think the whole area is pricier than it is, and buyers with a realistic budget would skip an area that actually has homes they can afford.
3. When a number is shown
- Price per square metre appears only when at least 3 listings state their usable area. With fewer, a single example could mislead about the whole area.
- Area pages open only when an area has 4 or more properties. Areas below that link to the listings page filtered to that area instead.
- Prices are based on for-sale listings with a stated price only. Rentals and unpriced listings are excluded.
4. Limits to know before using these numbers
- Stock is concentrated in some areas, currently Катху · Вичит · Чалонг. Other areas have small samples, so their numbers swing more easily.
- Prices lean toward the middle and lower range: of 453 for-sale listings, 453 show a public price. Of those 453, 363 (80%) are priced under ฿5 million. The median for the whole portfolio is ฿3.49M. If you are looking above that range, the numbers here don't reflect that part of the market well yet.
- Prices shown are asking prices, not final sale prices. Actual deals are often negotiated down, and we don't publish the closing prices of completed deals.
- Numbers change every day. Whenever a property comes in or a deal closes, the median moves with it.
5. How often it updates
Recalculated every time the page opens (with a short 1–5 minute cache for speed only). Property status (available · reserved · sold) is updated when owners tell us, so it can lag behind reality. Before every viewing, we confirm the status with the owner.
6. How the guide articles are written
The 44 articles in our guide and market research section are written automatically from numbers in our live database, not generic filler. They are in Thai. Before publishing, every article is checked to confirm that the numbers it cites match the database. Articles that fail the check are not published.
When the portfolio changes enough that an older article no longer matches reality, the system rewrites it with current data. The date shown on an article is when its numbers were last updated.
7. Spotted a number that looks wrong?
Let us know. We can trace every listing back to its source, and if it is wrong we fix it and the numbers across the site update immediately.
