Where the numbers on this site come from

What the median prices, price per square metre and property counts on this site are based on, how they are calculated, and the limits you should know before using them to decide.

Every number is calculated live from the 511 properties Realnonn handles, at the moment you open this page. Nothing is typed in by hand.

1. Where the data comes from

From the 511 listings Realnonn handles directly (453 for sale · 58 for rent). We don't buy datasets from anyone, and we don't pull listings from other property portals.

The upside is that we know where every listing came from and can trace it back. The downside is a narrower scope than the big portals, a limit we spell out in section 4.

2. Median, not average

When we say the "median price" of an area, we mean the value in the middle when all prices are sorted, not the average, because a single expensive property can pull an average far above reality.

An example from the current data: Kathu has 77 for-sale listings with a stated price:

If we headlined with the average, readers would think the whole area is pricier than it is, and buyers with a realistic budget would skip an area that actually has homes they can afford.

4. Limits to know before using these numbers

This is a picture of Realnonn's portfolio, not of the whole Phuket property market. It answers "what can I get for this budget right now" well, but it should not replace a province-wide price index.

5. How often it updates

Recalculated every time the page opens (with a short 1–5 minute cache for speed only). Property status (available · reserved · sold) is updated when owners tell us, so it can lag behind reality. Before every viewing, we confirm the status with the owner.

6. How the guide articles are written

The 44 articles in our guide and market research section are written automatically from numbers in our live database, not generic filler. They are in Thai. Before publishing, every article is checked to confirm that the numbers it cites match the database. Articles that fail the check are not published.

When the portfolio changes enough that an older article no longer matches reality, the system rewrites it with current data. The date shown on an article is when its numbers were last updated.
