What banks look at — Thai banks generally expect your total monthly loan commitments to stay under roughly 40% of your income. Above that they usually ask for a larger down payment, a smaller loan, or a co-borrower. Real interest rates are normally floating and differ across the first three years, so the figures here are a planning estimate, not a loan offer.
Bank of Thailand loan-to-value limits depend on whether this is your first, second or third property and how long you have been paying the previous one, and relaxation measures come and go. Check the current rules with your chosen bank before deciding.
