Renting a house in Phuket — FAQ

How much do I need to pay upfront?

Most landlords ask for 3 months upfront: a 2-month security deposit plus 1 month’s rent in advance. The deposit is returned when you move out, subject to the condition of the house. Some houses ask for less — ask us for the exact figure before a viewing.

What is the shortest lease?

Most leases are 12 months. Some houses accept 6-month leases at a higher monthly rent. If you need something shorter, tell us and we will look for houses that accept it.

How are water and electricity charged?

Usually tenants pay water and electricity at the government rate, per the utility bills. Some landlords charge their own per-unit rate, so always confirm before signing.

Can foreigners rent? What documents are needed?

Yes. Foreigners can rent — you will need a copy of your passport and visa for the lease.

Are pets allowed?

It depends on the landlord, and most of the houses that state a policy do not allow pets. If you have pets, tell us upfront and we will shortlist houses that accept them.
