How we count areas
"Area" on this site works at three levels, so the numbers differ. Here is how each one is counted.
- 41 standard areas — sub-districts and neighbourhoods in our system's register. All statistics are based on these.
- 70 area labels shown on listings — includes names written by owners that are not in the register yet. These properties still show up in search, but are not counted in per-area statistics.
- 21 areas with their own statistics page — only areas with 4 or more listings, covering 405 properties. Compare them on the prices by area page.
What we do
- Photo checks before publishing — every listing shown must have real photos, and photos carrying watermarks or someone else's contact details are always removed first.
- Viewings — available any day, for properties on the site and ones not yet listed.
- Numbers before you decide — monthly mortgage payments and transfer-day costs, calculated by Thai Land Department rules.
- Search to your spec — if nothing fits yet, leave your requirements and the system matches you as soon as a new property comes in.
Areas we cover now
We only publish area pages where we have enough listings to give useful numbers. Other areas can still be searched on the listings page.

Why you can rely on the numbers here
- Every number is calculated from properties we handle ourselves, at the moment you open the page. Nothing is typed in by hand.
- We use the median, not the average, because a single expensive property can pull an average far off.
- When a sample is too small, we don't show the number at all rather than show one that misleads.
- We state the limits of our data plainly on the where the numbers come from page.
What we don't do
- No guessed numbers. If there is no data to back it up, we say so.
- No owner contact details on the website.
- No renders or stock photos in place of real ones.
Languages
Reading the site: property and area pages are available in 4 languages: Thai, English, Russian and Chinese (switch at the top right). The 44 guide articles are written in Thai.
Talking and viewings: you can speak with me directly in Thai or English. Chinese works too, with an assistant helping to translate. Russian speakers can read the site in Russian, but please use English when we talk.
